Cedarwood Development is a dynamic real estate development firm that specializes in the planning, development, management and disposition of build-to-suit and program retail, hospitality and build-to-suit office projects, and multi-family/residential communities.

Project description:

The project requires the design and site layout for 15 commercial buildings and parking areas, truck loading area for buildings, and utility extensions for the proposed facilities.  Design considerations will include, but not be limited to, the following:



  • Prepare a subdivision plan (including easement locations) for submission to Butler County and Butler Township.
  • Prepare an erosion and sedimentation control plan and submit for an “adequacy letter” from the Butler County Conservation District and the PA DEP.
  • Prepare a site layout plan based on the conceptual site layout plans prepared by Cedarwood Development, Inc., including parking lot, roadways, sidewalk, and landscaped areas. 
  • Design site grading to promote good drainage within acceptable construction costs.
  • Design of grades and radii to accommodate auto and truck access to loading and parking areas(s).
  • Prepare needed documentation (planning module, etc.) to secure DEP approval for sewage disposal arrangements.

 

  • Design sanitary sewer service as needed to serve parcels and secure all DEP approvals.

 

  • Prepare a Stormwater Management Plan and submit for approval from Butler Township, Butler County Conservation District, and the PA DEP.

 

  • Contact utility providers for the property to determine feasibility and accessibility, including sanitary sewer, public water supply, electrical, gas, telephone, and cable.

 

  • Design utility service laterals to within 5’-0” of building perimeters.

 

  • Provide parking spaces properly dimensioned and lined to meet zoning and design standards.

 

  • Inclusion of required handicap parking spaces, access corridor, and walk amenities.

 

  • Submission of an NPDES permit to DEP and the Butler County Conservation District for Stormwater Management, including best management practices for water quality for the two year storm per the NPDES requirements.

 

  • Preparation and submission of construction plans, details and specifications for solicitation of bids and review of shop drawings.

 

  • Prepare design and development plans for municipal submission in compliance with ordinances set forth by Butler Township and Butler County.

 

  • Plan and incorporate LEED Green Sustainable elements for Certification by the USGBC.
